Renting your property is a serious business, whether you are an experienced investor-landlord or a private individual renting out your home for the first time. LuvPlymouth have vast experience in looking after property and take the business very seriously.

We aim to offer a jargon-free service based on facilities that other letting agents do not provide, including weekend and evening viewings, 24/7 assistance and an honest, personal service at the most competitive rates.

Our obsession with property and background in property development, interior furnishing and property management places us perfectly in the residential lettings market. We have contacts in every trade imaginable so we can do anything from looking after your safety certificates through to managing an entire refurbishment.

Our objective is to find a good tenant in a minimal amount of time, paying a fair rent.

We will market your property via numerous resources including, but not limited to,, Rightmove, Fish4Homes, FindaProperty, Globrix, local press, Facebook and word of mouth. Where possible, we will use one of our cleverly branded ‘To Rent’ boards for maximum visual impact.

Furthermore, we ask for no payment upfront! Our fees are taken from your first month’s rent.

Tenant Find Only Service

We will visit your property at a time to suit you and advise you on the following;

We will advise you on an achievable monthly rent.

We will offer unbiased advice on the best way to present your property, either furnished, unfurnished or part-furnished.
(Including advice on furniture, décor, appliances, fixtures and fittings, fire risk assessment, cleanliness, communal areas, outside space etc.)

We will carry out viewings at any time to suit the potential tenants even during evenings or weekends.

Holding Fee:
On securing the tenancy, we will ask for a holding fee (we take the paperwork to the viewing so that no time is wasted and the property can be reserved there and then).

On your behalf, we will take on referencing for the potential tenants named on the tenancy agreement, which will normally include current employment references, current or previous landlord references and a bankers reference. In some circumstances we may ask for a Guarantor to back up the tenants financial commitments.

On your behalf, we will take the first month’s rent in addition to a security deposit which is one month’s rent plus £100.
We will then register the deposit with the DPS scheme on your behalf (either in our account or yours - whichever you prefer)

Rent Collection:
We will liaise with the tenant prior to handover and organise a standing order from the tenant’s bank account for the monthly rental payments. This can be paid directly into your own bank account, or if you prefer into ours*
(*if we manage your property)

We will organise the tenancy agreement and give a copy to both you and the tenant and arrange a suitable move-in date and meet the tenants with the keys.

EPC’s and gas safety certificates are now a legal requirement for all rental properties. We will of course organise these for you, as well as PAT testing for any electrical appliances that you have at the property.

We will ensure that you comply with the recent changes in law ensuring that you are compliant with Legionella risk assessment, and CO2 / smoke alarm requirements.

We will read all utility meters prior to handover and register the actual readings with the relevant companies. We will also register the new tenants for Council Tax.
Some buildings invoice the tenants / landlords directly for some utilities; if we manage your property in this instance we will organise the collection of these payments.

We will visit the property prior to handover and take a detailed photographic inventory that we will hold on file, as well as giving a copy on CD-Rom to the tenants, which offers them 7 days to report any discrepancies.

Fully Managed Service

In addition to all of the above we also include the following services

We will regularly inspect the property throughout the tenancy and report on any adverse conditions.

Maintenance & Repairs:
Sometimes maintenance and repairs are necessary; we promise to keep you informed of any works required and will always contact you prior to organising any works (or up to an agreed limit if you prefer not to be disturbed).
We do not add commission to any services that we provide and, because of our affiliation with numerous trades, we will endeavour to get you the best possible price.
Our services include (but are not limited to)… plumbing and gas, washing machine repairs, electrical, decorating, carpentry, cleaning, gardening, interior design, TV aerial installation, curtain & blind fitting, tiling, carpet & vinyl fitting, accounting, legal advice, furniture removal & storage facilities.
Receipts will always be provided.

At the end of the tenancy, or once a year, we will provide you with a financial statement clearly summarising your income, expenditure and net profit, suitable for handing to your accountant at the end of your tax year.
Remember, you are responsible for paying income tax on your net profit, however there are many allowances that we are happy to give you guidance on.

At the end of the tenancy, we will inspect the property ensuring that it is returned in the same condition and arrange for all final utility readings and handover of keys. We will also arrange for the return of the tenant’s deposit.

Depending on the type of property (freehold/leasehold, furnished/unfurnished) you may need to insure for buildings or contents insurance. There are specialist landlord insurers these days and we can give you guidance on this and refer you to an appropriate insurer.

Mortgage Consent:
Depending on your property and mortgage lender, you may need to ask the consent of your freeholder or mortgage company for ‘consent to let’ (sometimes referred to as a Global License), for which sometimes they charge a fee.
We can offer guidance on this.
